You are going to do this more than once: flipping, building a rental portfolio, running your own remodel, growing a crew. The mistakes that cost the most get made before demo, in what you bought and what you agreed to. Standing hours are cheaper than that tuition.

Set the block

We agree a number of hours a month. You spend them on whatever is live.

Standing slot

A recurring call so you are not chasing me. Skip it in a month where nothing is moving.

Bring the deal early

Send the address before you offer, not after you close. That is where the money is.

Roll or stop

Month to month. Stop when you do not need it. I would rather you stop than coast.

Billed to the quarter hour against the block. Expenses at cost with the markup shown as its own line when a deal needs a site visit.

The exclusions matter as much as the scope. Anything on this list is either a different hire or a different contract, and you should hear that before you pay for an hour of it.

  • A guaranteed return. Nobody can promise you a spread on a flip, and anyone who does is selling something.
  • Funding, partnering, or taking a position in your deals. That would be a separate agreement, in writing.
  • Real-estate brokerage. I am not your agent and I take no commission on the buy.
  • Use of my name or my license on your marketing or your permits.
  • Running your job. If you want someone to own the schedule, that is project management.

Is this a course?
No. There is no video library and no certificate. It is my hours, on your actual deals, in the order they come up.
I have never done a renovation. Is it too early to call?
That is the cheapest time to call. The expensive mistakes happen before demo, in what you bought and what you signed.
Can you coach a contractor instead of an owner?
Yes. Estimating, sequencing, and staging are the same conversation from the other side of the table, and I have sat in that chair.
What if I only need you some months?
Then only pay some months. It is month to month on purpose.
