A general contractor works for the general contractor. An architect works to the drawings. Nobody in that room is paid to protect your money, your date, or your resale. An owner's representative is. You hire one person, by the hour, whose only job is to read what you are being handed and tell you the truth about it.
Reads the bids
Three bids that look forty thousand dollars apart are usually three different scopes. I level them line by line so you are comparing the same house.
Holds the schedule
Somebody has to own the calendar and call the slip the week it happens, not the month after. That is the job.
Walks the work
Site visits on a set cadence, with a written note the same day. What got done, what did not, what is about to become a problem.
Reads the change orders
Every change order is a claim. Some are fair. I tell you which ones, and what the number should have been.
Speaks contractor
I have been the contractor. I know where the money hides, because I have had to find it in my own jobs.
