OWNER'S REPRESENTATION
YOUR SIDE
OF THE TABLE.
Most owners hire a builder and then have nobody in the room who works for them. This is Dustin Olverson on your side of the table: reading the bids, holding the schedule, walking the work, and telling you what it actually means. Two hundred dollars an hour, flat, plus expenses. No percentage of your budget.
THE RATE
- $200.00 an hour, flat
- Billed to the quarter hour
- Expenses at cost, markup on its own line
- Net 30, due date printed on the invoice
WHAT AN OWNER'S REP ACTUALLY DOES
NOT THEIR
PROJECT MANAGER.
A general contractor works for the general contractor. An architect works to the drawings. Nobody in that room is paid to protect your money, your date, or your resale. An owner's representative is. You hire one person, by the hour, whose only job is to read what you are being handed and tell you the truth about it.
Reads the bids
Three bids that look forty thousand dollars apart are usually three different scopes. I level them line by line so you are comparing the same house.
Holds the schedule
Somebody has to own the calendar and call the slip the week it happens, not the month after. That is the job.
Walks the work
Site visits on a set cadence, with a written note the same day. What got done, what did not, what is about to become a problem.
Reads the change orders
Every change order is a claim. Some are fair. I tell you which ones, and what the number should have been.
Speaks contractor
I have been the contractor. I know where the money hides, because I have had to find it in my own jobs.
WHO CALLS ME
Who hires an owner's representative
- Homeowners running a renovation they have never run before
- Investors buying at a distance, or buying more than they can walk
- Small developers with a project and no full-time construction staff
- Out-of-state buyers who need somebody standing in the house
- Churches, schools, and small institutions with a building committee and no builder
- Realtors whose client just inherited a project
- General contractors carrying a scope outside their lane
WHAT IS BEHIND IT
TWENTY-FIVE YEARS
OF PAYING FOR IT.
- U.S. Army Logistics
- 25 YRSMaster Sergeant, retired. Bosnia, Iraq, Afghanistan.
- Houses Renovated
- 100+Richmond, Henrico, Chesterfield, Hanover
- Property Handled
- $25M+Acquisition through resale
- Sqft Refurbished
- 1.2MFull renovations and rehabs
The Army part is not decoration. Twenty-five years of moving materiel to a date is the same skill as making a renovation land on a calendar: stage it before you need it, and never let the schedule depend on somebody remembering. The hundred-plus houses are where I learned what it costs when you get that wrong with your own money on the line.
THE SHEETS
Consulting sheets
- Open
Consultation
One project, one read, in writing. You bring the drawings, the bids, or the bad feeling. I tell you what is actually in front of you.
- Open
Coaching & Advisory
A standing block of my hours, used on your actual deals. Not a course. Not a certificate. My phone, before you sign.
- Open
Project Management (Owner's Rep)
You hire the builder. I run the owner's side of the job: the schedule, the draws, the change orders, and the closeout. Hourly, so my fee does not grow when your project does.
- Open
The Eight Rules
How the work runs on every engagement, whether it is one bathroom or a whole building.
- Open
Rate & Engagement Terms
The published rate, what a line item looks like, and what does and does not bill as an expense.

Collaboration
For general contractors, architects, agents, and investors who want a read rather than a build.
